Good points Leland, and I think you’re echoing a lot of what others have already said.

What a pleasant first post.
Do those who can spell Olmsted correctly (not like the 35+ who list “Olmstead” as an inspiration on their Land8Lounge folios or the over 30 other times “Olmstead” has been written on this wbsite) have an opinion on the subject of this thread?
I have mispelled Olmsted several times, so I understand if a reply is not in order.

“Grey” water should be filtered before it goes into the main tank and have a cistern to control overflow. That is really funny.
I typically do resort design work, but love doing the occasional home. It allows me to directly see the faces of the beneficiaries of my work. My thought is that the bioswale would filter sediment, contaminants and debris that may have collected on the rooftops between rain events.
