Radu, Ryan’s comments are on point. Of course, not everyone can do a conceptual design for the project before being awarded the project. We never did this when I was in the golf business. We always got paid for conceptual design, which is where we started with our fee, then if we determined the project was feasible, we rolled into CD’s and project management. People who are wanting to build a golf course either have a lot of money or are dreaming of making a lot of money on the lot sales around the golf course, therefore, this process weeded out the pretenders really quickly.
Our conceptual design fees ranged from $20,000 to $50,000 depending on the project, then our CD fees ranged anywhere from $100,000 to $400,000. We were a regional firm without a big name, so these fees were appropriate. These fees were for a full-length 18-hole course and all of our projects were in the US.
With that being said, I would have to guess that fees have come down in this market because of supply and demand.

Best of luck. Getting golf work right now is tough, so if you can pull it off without any experience, you either have a great relationship with the client or you just hit the lottery!
