This a 1,000 unit upscale Apartment Community located in Dallas, Texas. This property has (3) Swimming Pool amenity areas. Note: This only 1 of 450 upscale Apartment communities that I have designed (in 8 States) during my LA career.
Typically with these Multi-Family properties, I provided the following LA design services: Preliminary Pool Design (color); City required minimum Preliminary Planting Plan; Preliminary and Final Project Signage; Site detailed Grading Plan; Swimming Pool Construction Plans with details and Specifications; Site Lighting Plan; Final detailed Planting Plan with Plant List; Sidewalk layout for the site; Handicap accessibility for the entire site; Additional site amenities for the properties;
Water Features; Playgrounds; Sports Courts & Tennis Courts; Landscape Specifications; worked closely with the Irrigation System Designer to ensure 100% coverage for all plant materials; the Bidding process; Site Inspection Trips (during and after construction). My LA Design Fees for these Multi-Family projects ranged from $25k to $50k each…and each project had an average of (25) drawings that were 24″ x 36″ sheets (all hand drawn).
Over my LA design career…..I estimate that I designed a total of approx. (600) projects. That’s over about a 42 yr. period.
At one time, I held an LA State License in (14) different States.
Types of projects I have designed include: Average and high-end Single Family Residences; Multi-Family communities in 8 States; University Student Multi-Family Communities (12) in 8 States @ major Universities like The University of Florida, Auburn University, The University of Texas @ Austin, The University of North Carolina and Texas A&M University; also, Commercial Office Developments (both low-rise and high-rise); Hotels; Motels; Restaurants; Fast-Food Restaurants; Streetscapes; Churches; Schools; Shopping Malls; Retail Centers; Entry areas for large Single Family Developments and University athletic facilities (running track facilities).
